Yes. This is standard for investment builds with wholesale builders. Price and inclusions stay the same. The rebate is documented and paid to you after settlement.
After settlement. Your Commission Disclosure Document sets the payment trigger points. Most clients are paid in two or three instalments as builder invoices are paid, for example slab, frame, completion. Once funds are received, we EFT your rebate to your nominated bank account within up to ten business days.
Usually yes if contracts are not exchanged. We aim to lock the same lot, price, and inclusions. If it is unavailable, we secure an equal or better option in the same estate or a nearby suburb with the rebate applied.
Common and usually fine. If contracts are not exchanged, the deposit is usually held in trust and can be refunded on request. If contracts are exchanged, we review your position and outline your options, including any cooling off or finance clause.
Two paths.
A) Tell us what you are after and we source it for you, shortlisting options that fit your budget, location, yield or growth goal, build time, and builder quality.
B) We send regular opportunities from wholesale builders on a first come first served basis. When you want one, we reserve it, lock price and inclusions, and issue a Commission Disclosure Document so the commission is rebated to you after settlement.
Yes. Our mortgage company, Lendda, can handle your pre-approval and loan from start to finish. Using Lendda is optional. If you use Lendda, the lender pays the standard bank commission, your rate is the same as going direct, and everything is fully disclosed.
We charge a fixed service fee.
We do not keep builder commissions. The rebate shown in your documents is paid to you.
